As any single parent knows, one must maintain a cash flow of income to support the childern living with their single mom.
If the house becomes a burden and can't be maintained, selling usually isn't a good option either. If you own a home, you must not only pay the mortgage but you must maintain it to recoup your investment.

* Do not buy a house with an old roof.
* Make sure all repairs are done before you move in.
* Buy a policy to cover the major appliances.
A little foresight by a single mother buying a house can save a lot of money later. Anything that is old or aging should be negotiated for replacement. If the home seller doesn't do it, you can be sure you will be doing it later.
An old roof is the most expensive proposition if it needs replaced because of the way people can double shingle a roof.
